How a Project Runs

Eight stages, published up front, so you always know what happens next and who is responsible for it.

Free consultation, at your house

We measure, photograph and listen. You get an honest range for the work you are describing before anybody talks about drawings or deposits. Around 45 minutes, no charge, no pressure.

Design and selections

We produce measured drawings and a selections schedule — cabinetry, tile, fixtures, hardware and paint. You choose from real samples we bring to you, and every choice carries a real price, not a placeholder allowance.

Fixed written proposal

A line-item scope of work, a fixed price, a payment schedule tied to milestones, and your start and finish dates. You get copies of our licence, bond and insurance certificates with it.

Permits and engineering

We prepare submittals and pull permits in our own name with the City of Sacramento or Sacramento County, including structural calculations and Title 24 documentation where required.

Pre-construction walkthrough

Before demolition we walk the site with you and the project manager: protection plan, working hours, parking, restroom, dust barriers, pets and the exact week-by-week schedule.

Construction

One project manager on site daily, a Friday progress email with photographs, and any change priced and signed before the work happens. You always know what is happening next week.

Inspections and punch list

We manage every municipal inspection to final sign-off, then walk the project with you and complete the punch list before requesting the final payment — not after.

Handover and warranty

You receive a project file with permits, warranties, paint codes, product manuals and waterproofing photographs, plus our written 10-year workmanship warranty. We call again at 30 days and 11 months.

How we keep your home usable

Containment

Zip-wall dust barriers with zippered access, negative air machines on the work side and adhesive floor protection on every route the crew uses.

Predictable hours

Crews arrive at 8:00 and are off site by 16:30 Monday to Friday. No weekend noise unless you ask for it and we agree it in writing.

Temporary facilities

A working temporary kitchen for kitchen projects, and a portable restroom on site for larger jobs so your own bathrooms stay yours.
