Pricing & Budgets
Real budget bands for real Sacramento projects — published so you can decide whether to call us before you spend an afternoon on it.
Why most contractors will not publish numbers
Because every house is different, and a published number can be quoted back at them. Fair enough — but it leaves homeowners with no way to plan. So here is our compromise: the bands below are the actual ranges our completed projects have landed in over the past three years in Sacramento County. Your project may sit outside them, and we will tell you that at the first meeting rather than at contract stage.
Kitchen remodel
Typical duration 5–9 weeks
Refresh $48,000–$70,000
Cabinet refacing or stock cabinetry, new counters, appliances and flooring, no layout change.
Full remodel $75,000–$130,000
Layout change, semi-custom or custom cabinetry, stone, full electrical and plumbing rework.
Structural $130,000+
Wall removal with engineered beams, relocated services, high-end appliance packages.
Bathroom remodel
Typical duration 3–5 weeks
Hall bath $24,000–$36,000
Same footprint, new waterproofing, tile, vanity, fixtures and ventilation.
Primary suite $38,000–$65,000
Curbless shower, custom glass, heated floor, double vanity, layout change.
Accessible build $45,000+
Roll-in shower, widened doorways, grab-bar blocking, comfort-height fixtures.
Additions & ADUs
Typical duration 12–32 weeks
Room addition $310–$420 per sq ft
Foundation, framing, roof tie-in, full interior finish, permits included.
Garage conversion $95,000–$150,000
Insulation, egress, HVAC, kitchenette or bathroom as required.
Detached ADU from $265,000
Complete independent dwelling, utilities and permitting included.
All figures are USD and include labour, materials, permits, disposal and site protection. They exclude furniture, appliances beyond the specified allowance, landscaping outside the work area, and unforeseen structural or hazardous-material remediation, which is always priced as a documented change order.
How payments are structured
California law limits the deposit a contractor may take. We follow it, and we tie every subsequent payment to work you can physically see.
Deposit
The lesser of $1,000 or 10% of the contract price, as required by California Business and Professions Code §7159. Anyone asking for a third up front is not following the law.
Milestone payments
Progress payments are released against completed, inspected milestones — demolition and rough-in, framing and inspection, drywall, cabinetry and finish — never against a calendar date.
Retention
A final payment is held until the punch list is complete and every municipal inspection is signed off. We ask for it after the walkthrough, not before.
Accepted methods
Bank transfer, check and major credit cards (a 2.9% processing fee applies to card payments). Financing introductions are available through third-party lenders; we receive no commission.
Three things that move a budget
1. What is behind the wall
Knob-and-tube wiring, galvanised supply pipes, rot and undersized framing are common in pre-1978 Sacramento homes. We budget a contingency line for it openly rather than pretending it will not appear.
2. Moving water and gas
Keeping plumbing where it is can save five figures. If your layout genuinely needs the sink on the other wall, we will price it; if it does not, we will say so.
3. Selections
The gap between good and extravagant tile is larger than most people expect. We give you a real allowance figure and shop within it with you.
